What a WDI Report Covers
The WDI report documents evidence of wood destroying insects observed during the inspection, covering four categories:

- Carpenter ants — which excavate wood for nesting, typically in moisture-damaged areas

After the WDI Report: If Treatment Is Needed
If the inspection finds active activity, we provide written treatment quotes on the same visit. Buyers, sellers, and agents can use these quotes for price negotiations or repair escrow arrangements at no extra charge.
Treatment options include liquid barrier treatment, bait station installation, and damage assessment reports for contractor coordination.
In most Texas real estate transactions, the buyer pays for the inspection and report. In some cases, sellers order reports pre-listing. Both scenarios are common and we work with either party.
Most lenders and title companies accept WDI reports completed within 30 to 90 days of closing. Check with your lender for specific requirements. If your report is older than 90 days, a new inspection is typically required.
Active infestation typically needs to be addressed before closing — either treated by the seller or reflected in a price adjustment and escrow arrangement. We provide a treatment quote the same day as the inspection to support those negotiations.
